btw, we usually say 'mortgage', rather than 'house loan', under the circumstances.

'down payment' is wrong!

downpayment is a part of the total payment for the house. the Total payment = downpayment + the loan

the question here is about 'the first payment for the mortgage (the loan)'.

misunderstood?

I agree. "down payment" is correct.

Hi, hly, read the Chinese question carefully. Here are two concepts:

买房首付：downpayment - the initial payment made when buying the house on loan (the house costs the initial payment + loan). Downpayment goes to the seller.
贷款首期付款：the first instalment of the mortgage (payback to the lender, e.g., bank)

From meicecream's own translation, I assume the original question is about the 'loan' (买房贷款simplified as 房贷， not房款).

Anyway, downpayment and the first instalment of mortgage are different.

Hi:

不管怎样，首期付款就是要交的第一笔钱，楼主是中-英，因此不能用英语来揣测原文要表达的意思。所以我认为是downpayment。
我明白你是说首付后的第一次向银行偿还的钱。（首次还款）

我认为不管是”首付“、”首期“我认为都是”首期付款"(down payment)。

I agree. Downpayment is NOT part of the loan.

So if something costs $10 and I make a downpayment of $3 then my loan will be for $7.

"First instalment" is what us Anglos call the initial repayment of the loan.

一楼的问题是：“房款的首期”英语怎么说？

但接着又说：“是不是：the first pay of the house loan?”

于是引起了混淆，到底是问什么？

我同意九楼 hly 的说法。房款，一般的理解就是买房子的价格（cost of the house/apartment）。交易时，房款通常分两部分处理：首期 + 贷款（downpayment + mortgage）。

贷款按照买方与贷方商定的条件，分若干年按月偿还（amortization）。偿还方式有许多种，最简单的是每个月偿还相同的款额（in equal installments）。也有的开头还少一点，以后逐渐递增。无论如何，开头若干个月的还款额通常都是一样的，所以问“贷款首期付款多少”没有什么意义。

Also:
principal = the amount loaned
interest = extra % of the principal charged for the loan (so it costs more if you take longer to repay)
term = how long you have to repay the money
amortization = calculation of how much you owe based on principal + interest over term of the loan
fixed rate = the interest is fixed at a certain % when the loan is given so market conditions don't change how much you owe
and
loan shark = a criminal who loans money but charges illegal amounts of interest and injures the person if they fail to repay on time

Down payment - a partial payment made at the time of purchase, with the balance to be paid later.

在按揭贷款购置房产过程中，房款由两部分组成：1. 客户自己支付的那部分房款；2. 银行发放的买房贷款，直接划拨给指定收款方帐户。客户自己支付的那部分房款就是首期支付。贷款由若干个支付期组成，比如5年有60个支付期，可等额，亦可等本。一般地，我们谈到首付，就是指购房首期支付，而非贷款的第一期还款。根据楼主说法，房款的首期，也是指明是购房的首期支付。若是指贷款第一期还款，则会直接指明是“贷款”的“首期支付”，但若果真要表达贷款首期支付这种概念，那也当说成是“第一期还款”，而非首付。
