This is another good indicator of economic growth in China!
New Home Sales!

In 2009, it's is estimated by Knight Frank Consulting that new home sales was 8.5 million units!
Urbanization is pretty much alive and well in China.
With a annual cohort of approximately 20 million people in the age group 20-24, 25-29; a sales of 8.5 million indicates that almost 85% of each age cohort has settled in an urban setting!

Month to Month, year to year new home figures!
and probably Month to Month, year to year home resales will enhance our "feel" for the growth of China's economy!

Prices in the top 10 cities, averages Rmb18,000 psm for city area, Rmb9,000 psm for suburban areas!

cheerios!

We do feel the pressure in Hong Kong, Malaya Central and Singapore!

Gosh!

A similar gauge would indicate prices for Hong Kong to be Rmb40,000 psm suburban, and Rmb80,000 psm in city! This would be quite similar to Singapore at S$5,000 psm in public housing, and S$10,000 psm in private housing, S$20,000 psm in city centre housing!

While in Malaya Central, we have are also Rmb10,000 psm in city centre, and Rmb5,000 psm in suburban area BUT as home size in Malaya is 2x compare to that in China - so it matches the top 10 cities averages!

Wow!

cheerios!

The ranking now in new home sales appears to be

No.1 Pearl River Delta
No.2 Bohai Region
No.3 Yangtze River Delta
No.4 Chengdu
No. 5 Wuhan
(Location of the top 10 cities in the list)

The next 100 cities, home prices are really very affordable!
That's for the detractors of "no affordable home lobby" that we often see in the media!
Hubei, for instance is building a few satellite cities around expensive Beijing!

Cheerios!

I think the land suppy is far less lag behind the people's demand. If there were bubbles, it won't break. the potential hudge demands comes out in the future, the present laws and polices drive every urban family to buy their own apartment, while there is not enough land supply in the past decade and in the coming few years.
